We wish to be actively involved with your transaction and do everything within our power to ensure that it reaches a successful conclusion. Please allow us to assist, for example, where a tenant is taking up a new lease to ensure the �Heads of Terms� reflect the current market and the latest recommendations on which lease terms are considered fair. Too often crucial aspects are left out by letting agents or surveyors for the lawyers to have to agree. This initial ground-work serves both Landlord and Tenant. It will speed the conclusion of the legal process which may otherwise take weeks or, at worse, breakdown.
In conjunction with our company/commercial department, we regularly act on the sale and purchase of shares in private companies including 'single purpose vehicles' holding property. RJS will advise borrowers and banks and other lenders on property finance. In conjunction with our company/commercial department, we act for banks or borrowers in relation to secured lending to companies in the UK and off-shore.
Residential property
We have a dedicated residential property service, well used to handling all aspects of buying, selling, financing and letting, flats houses and developments. We are able to work to the tightest deadlines. Our fast-track systems speed transactions through wherever possible. We also want to assist you from the very outset of the process as well as after we have completed our primary conveyancing role e.g. allow us help you select the best agent for your requirements on a sale, negotiate their commission, prepare the Home Information Pack, assist with any problems on service charges, even after a transaction has completed.
